Credit-History Analysis
When you apply for a mortgage, the lender evaluates your income, sources of cash to be used, and perhaps most importantly, your present and past performance regarding credit.
Credit-History Analysis takes into account payment patterns on mortgages or rent, installment loans, vehicle loans, student loans and credit cards. Public records are also reviewed for possible derogatory items such as collections, judgements, bankruptcies, and foreclosures.
A person's credit characteristics are then compiled by credit bureaus into a numerical credit score.
Many lenders will try to categorize borrowers by credit score; this often results in some borrowers being incorrectly placed in higher-rate loan programs.
